"We know that this is an iconic address, so we want to make a mark on the city. We are, of course, looking at business, feasibility and architectural issues, but it doesn't stop there. We want to continue planning and launch next year, but we will be very attentive to economic developments, since interest rates have a big impact on business, and also to political developments (we will have general elections in 2026), which could impact investor confidence, even in the short term. We will continue working very carefully and without pressure," explained André Pretti, CEO of Mivita.
The former Porto do Sol was purchased in early 2024 by the developer and partner investors. The remaining building will be demolished and a complex with a shopping mall and residential towers will be built on the 11,000 m² plot of land. The project has not yet been finalized and has not been submitted to the city government for approval, so it may undergo changes, but the idea is that the mall, which will be on the ground floor, will have around 2,000 m² of gross leasable area. The towers will have more than 100 units, between 170 m² and 200 m², with four bedrooms. The total sales value, at today's prices, will be close to R$700 million. The project is currently being completed and will be submitted to the Vitória City Government.
